The effort to buy or rent a home in the Spanish capitals has

The percentage of household income necessary to purchase or rent a home has increased over the last four years in practically all Spanish capitals, according to a study carried out by idealista, the real estate marketplace in southern Europe, analyzing the rates of effort of the first quarter of the years 2019 and 2023. Although the effort required to rent grew in eight out of 10 capitals, at the national level the rate was reduced by three points, from 33% to 30%. In purchasing, however, it increased by four points, going from 16% to 20%.



The percentage of income that families must allocate to access rental housing grew in 42 Spanish capitals, with the city of Valencia being the one where it increased the most. The capital of Turia went from requiring an effort of 27% in the first quarter of 2019 to 33% in the same period of 2023, an Phone Lead increase of six percentage points. They are followed, with increases of five percentage points during this term, by the cities of Alicante, Pamplona and Barcelona , ​​while the cities of Palma, Cádiz and San Sebastián have experienced increases of four points in family effort.



On the contrary, in five cities the necessary effort was reduced during these years . The biggest drop has occurred in Córdoba and Madrid , where it has been reduced by two percentage points, while in Palencia, Seville and Ourense the drop has remained at one point. In the cities of Las Palmas de Gran Canaria, Burgos, Segovia, Valladolid and Pontevedra the effort remained the same as four years ago.







In addition to being one of the cities in which the effort to rent has grown the most, Barcelona is the one with the highest rate: renting a two-bedroom home in the city requires 40% of the family income. They are followed by Palma (37%), Málaga (33%), Madrid (33%) and Valencia (33%). On the contrary, the cities with the least effort are Ciudad Real (15%), Teruel (16%) and Palencia (17%).



The number of capitals in which the family effort to purchase a home is greater now than four years ago is 47 , with Palma being the one that has seen the greatest increase in this time: in the first quarter of 2019 it was necessary to allocate the 27% of income to pay the mortgage payment, while in the first quarter of 2023 that percentage has increased to 40%, a total of 13 percentage points more. The situation in San Sebastián is similar, since it has grown 10 percentage points in this time.



The third largest increase is that registered by Granada (7pp), Santa Cruz de Tenerife, Pontevedra, Vitoria and Málaga (6pp in the four cities). In Madrid, the growth has been four percentage points, while in Barcelona it has only increased by one. In the cities of Ourense and Ceuta, the effort is the same as in 2019, while in Teruel, Palencia and Jaén that effort has been reduced by one percentage point.
